If your inspection identifies major structural defects, you can negotiate with the seller to either repair the defects prior to settlement or obtain quotes to rectify the defects and negotiate the final selling price. If the seller refuses to comply, the buyer could have the option of terminating the contract.

There are many defects or maintenance items that may be unforeseen or overlooked at the initial home open. Unfortunately, many of these defects are not discovered until after settlement.
Some items a building inspection will identify are:
- Leaking shower recesses
- Water stains to ceilings

The defects identified at the time of the Pre-Purchase Building Inspection will be classified by the following:
- Urgent and serious safety hazards, which are building elements or situations that represents a current or immediate potential threat of injury or disease to persons.
- Major Defects, which are defects of sufficient magnitude where rectification has to be carried out in order to avoid unsafe conditions, loss of utility or further deterioration of the property.
- Minor Defects which are any other defect, usually described as expected or routine property maintenance.

The following items will be checked during the Inspection, complying with AS 4349.1 where applicable. Some examples are listed below. For a complete list please request a Pre-Inspection Agreement:
- The interior and exterior of the building
- The roof structure and roof exterior
- The subfloor where applicable
- The property within 30 meters of the building subject to inspection
- Walls internal and external including facades
- Doors and ceilings for repairs and cracking
- Rising and penetrating damp
- Damaged wall and floor tiling
- Safety omissions including RCDs and smoke alarms
Exclusions and Limitations to the Inspection:
The list below is some of the exclusions and limitations that may not be inspected at the time of inspection:
- Second storey roofs without prior arrangement
- Anything below ground level
- Anything concealed within the walls
- Conditions we reasonably consider unsafe to inspect
- Issues that are related to the Building Regulation’s Act
There are always some exclusions to the property at the time of inspection. Exclusions and limitations in our pre-purchase agreement will be forwarded to you prior to inspection. We require the Next Level Building Inspections Terms and Conditions Agreement to be read, signed and returned prior to inspection.
